Project Background

In January 2020, Revona Properties installed the Stealth Boiler Control and Energy Management System at Shorecrest – 2940 Ocean Parkway, a 440 unit building with a heating system running on gas. The heating system is comprised of three hot water and steam combination boilers, two modulating zone valves, and two vacuum pumps, which provides much opportunity for optimization and increased efficiency.

Management opted in to our Entech Pro service, where the Stealth components and settings are monitored and tweaked by dedicated Specialists.

Energy Conservation Measures

Entech Pro Specialists immediately implemented Stealth’s advanced boiler modulation feature on the boilers, modulating the flame size and running only the boilers needed to maintain the steam pressure target. Settings were put in place to ensure the boilers run only when the outdoor temperatures require it, and/or there is a hot water demand.

Stealth’s Therma AI technology was applied to the valves, opening and closing them to maintain their zone’s Indoor setpoint, as well as conserve energy, using sophisticated algorithms. As valve feedback is available for these valves, the Stealth utilizes this as well for more targeted valve control.

The vacuum pumps were set to run whenever their correlating zone valve is open, to increase efficiency.

Settings were adjusted regularly to reduce energy consumption while ensuring tenant comfort and maintaining adequate hot water supply.

Results:

A usage and savings analysis based on Heating Degree Days and actual fuel bills was performed at the conclusion of the first full season following Stealth installation. Significant energy reduction and cost savings were realized within the first year, with an impressive 27% reduction in gas usage, and dollar savings of $107,044.
