Project Background

In December 2020, Milio Management installed the Stealth Boiler Control and Energy Management System at Oxford House Apartments 15 James Street building, a 34 unit building with a heating system running on gas. The heating system is comprised of three heat zones, with one hydronic boiler and a separate pump for each zone.  There is a separate hot water heater, which the Stealth does not control.

Management opted in to our Entech Pro service, where the Stealth components and settings are monitored and tweaked by dedicated Specialists.

Energy Conservation Measures

A hydronic heating system provides much opportunity for reduction in fuel usage without negatively impacting units’ comfort level, with steady heat at lower temperatures being supplied.

EntechPro Specialists applied Stealth’s Therma AI technology to the boiler, adjusting the heat loop temperature to maintain the Indoor setpoint using sophisticated algorithms. This ensures satisfactory Indoor temperatures while conserving energy. Settings were put in place for both the boiler and pumps to ensure that heat runs only when the outdoor temperature warrants it.

Throughout the heating season, settings were tweaked to reduce energy consumption while responding to any on-site feedback and ensuring tenant comfort.

Results:

A usage and savings analysis based on Heating Degree Days and actual fuel bills was performed at the conclusion of the season following Stealth installation. Significant energy reduction and cost savings were realized already then, with an impressive 24% reduction in gas usage, and dollar savings of $5,475.
